Checklist for sellers preparing for a buyer's home inspection

These items should be done prior to the inspection:

  • All services and utilities should be turned on (water, electric & gas)
  • Attic should be made accessible
  • Under floor crawl space made accessible
  • Heater(s) accessible
  • Electrical panel accessible
  • Garage accessible and door(s) operative - Move items away from walls
  • Exterior of the building accessible
  • Any animals should be put out of the way
  • Disclosure of all problems that affect the property, both to the buyers and their inspector
  • Documentation available, including building plans, permits, contracts, warranties, etc.
  • Write a note explaining any special operations of things such as the switch for the pool light, etc.

Items that could enhance the outcome of the inspection:

  • Heating/Cooling systems cleaned and serviced
  • Built-in appliances operable and clean
  • Exhaust fans operable and clean
  • Laundry dryer vent operable and clean
  • Water heater strapped and installed correctly according to state law
  • Smoke detectors installed in correct locations according to state law
  • Pool and/or spa cleaned and equipment operable and accessible.
  • Gutters replaced and cleared of debris
  • Chimney(s) cleaned
  • Windows and doors operating and broken parts repaired
  • Handle any issues that you know are in need of repair or that are obviously a problem

You may want to consider hiring your own home inspection prior to putting your house on the market to find items that will be found by the buyer's home inspection. This gives you an opportunity to have them repaired or corrected prior to receiving a purchase offer, thereby alleviating the stress of wondering what items a buyer will include on their Request for Repairs.
